This website is being provided as an information resource for Gwynedd Pointe Homeowners Association members.

The Villages at Gwynedd Pointe is a townhome subdivision built by DeLuca circa 1993 and located in Montgomery Township, Montgomery County, Pennsylvania. Access to the Gwynedd Pointe neighborhood is from Welsh Road (Route 63) or Knapp Road onto Bell Run Boulevard.

Gwynedd Pointe is a beautiful, mature neighborhood with an abundance of well-maintained trees, shrubs and flowers; and it is convenient to Montgomeryville's businesses, shops, restaurants and commuter routes.

2025 GPHA Annual Election Meeting

The Gwynedd Pointe Annual Election Meeting of the membership will be held on Wednesday, May 21, 2024.

The meeting will be held at 7:00 PM at the Montgomery Township Community and Recreation Center. The community center is located at 1030 Horsham Road, Montgomeryville, PA 18936.

Please save the date as we would like to see a great turnout.

 Moe Elshazlv. 701 Evergreen Court -My name is Moe Elshazly, and I am excited to announce my candidacy for re-election to the Gwynedd Pointe HOA Board of Directors. Having served on the Board for the past 3 years, I look forward to continuing to work harmoniously with fellow board members, volunteers, and the management team to keep making Gwynedd Pointe a great place to live.

For those who may not know me, I've had the privilege of living in Montgomery County for the past 25 years and have been a proud resident of Gwynedd Pointe for 10 years. My time here has been incredibly fulfilling, and I truly enjoy being part of this vibrant community. I am happily married to my wife of 10 years, and together we have two wonderful children. In my free time, I enjoy swimming, gardening, fishing, and traveling.

Serving on the HOA Board requires a variety of skills, including financial planning, managing budgets, resolving disputes, implementing ideas, and most importantly, listening to the community's needs. With 25 years of experience in real estate, management, and customer service, I believe my background makes me well-equipped for the job. I am deeply enthusiastic and committed, always giving my best to any task or responsibility I take on.

Thank you for your consideration, and I would be honored to continue serving you all on the Board.

  Katharine Lodise, 7300 Union Court: I have been a member of the architectural committee for 5 years and on the Board for the last 3. I would like to continue serving on the Board because I'm interested in maintaining the standards of our community.

Snow Removal Rule. GPHA Rules page 5

Snow removal - Owners shall be responsible, not later than 24 hours after snow or ice has ceased to fall or the formation of ice, for snow removal and cleaning of sidewalk areas including the sidewalk portion of driveways between townhouses and the curb line, whether or not said sidewalk and driveway are located within the right-of-way or of an Association Roadway. See Montgomeryville Township Snow Removal Regulations.

 If you are a landlord, it is your responsibility to inform your renter that snow must be removed within the timeframe. If you are out of town and see snow in the forecast, please plan to have your property cleared.  

 Failure to remove snow within 24-hours of a storm could result in a $50 fine for each day this is not addressed. See Page 8: Enforcement Procedures: Section 4 of the Rules and Regulations.

Homeowners that have rented their property in Gwynedd Pointe please ensure you have done the following:

Fill out and mail the Tenant Registration Form and copy of lease to the property manager. Failure to do so can result in fines against your account. Click here for the Tenant Registration Form.

Advise your tenants of the rules and regulation of the association. You the landlord are responsible for the actions and violations of your tenants. Rented properties are expected to be held to the same standards as owner lived in properties.
