This website is being provided as an information resource for Gwynedd Pointe Homeowners Association members.
The Villages at Gwynedd Pointe is a townhome subdivision built by DeLuca circa 1993 and located in Montgomery Township, Montgomery County, Pennsylvania. Access to the Gwynedd Pointe neighborhood is from Welsh Road (Route 63) or Knapp Road onto Bell Run Boulevard.
Gwynedd Pointe is a beautiful, mature neighborhood with an abundance of well-maintained trees, shrubs and flowers; and it is convenient to Montgomeryville's businesses, shops, restaurants and commuter routes.

Trash Notice:
Due to the upcoming Christmas holiday this Wednesday, December 25th, the Friday trash pickup will be delayed by one-day. Please refrain from placing your trash out for pick up until dusk of the day prior to pick up.

Notice from October 18 Email Blast
Dear Homeowner,
The deadline to have all spring inspection items completed is Saturday, November 30th. If you have received a letter stating that you have outstanding repairs that have yet to be completed, please do so by this deadline. If you have already completed your repairs and/or maintenance and have not requested a re-inspection, please do so.
All homeowners are required to maintain their lots and homes in a reasonable, neat, and well-maintained condition (toy storage, trash cans, wood piles, pets, removal of holiday decorations, etc.). See Association rules and regulations for proper compliance.
Please go to the Documents Page for any answers on paint colors, fencing requirements or other questions on rules and standards.
Homeowners that need to replace exterior elements of their homes such as decks, fencing, windows or other exterior changes (excluding repainting) must file an Architectural Change Form with the Association and receive approval prior to conducting these replacements.
Any items cited previously that are not addressed by November 30th will be fined.

Curbside Parking Notice
With increasing violations of curbside parking, the Association may need to resort to the towing of violating vehicles. If a vehicle is towed off of the premises, it will be towed at the owner's expense. The vehicle owner will need to contact and pay the towing company directly to recover their vehicle. Trash Issues
We understand that the wind has blown around some of the unsecured trash. The Association asks that everyone ensures that their trash is secured inside a trash bag or under a tight-fitting lid. If your trash has blown around at all, then please pick it up and place it in a tied trash bag placed in your trash can. Unit owners are responsible for assuring that all refuse and recyclables are secure from dumping or blowing out of their containers. Page 5 of the GPHA Rules & Regulations
Trash Service Schedule:
Tuesday - trash & recycle
Friday - trash & bulk items. You are allowed one bulk item per unit per month at no additional charge.
Holidays - pickup pushed one day back.
EnviroGreen has issued the following recommendation:
As a suggestion, you may also place your recyclables in one or more trash bags and place them in the green recycle bin. This will help reduce the amount of trash/recycle blowing around the community.

ATTENTION:
Due to on-going concern with squirrels and other vermin and wildlife causing damage to our community and homeowner possessions, as of June 1st, 2020, the Association will no longer permit bird feeders.
During inspections, if bird feeders are found, you will receive a letter to remove any and all feeders (With the exception of hummingbird feeders). We are also not permitting the feeding of any wildlife with food sources provided by association members such as peanuts, old food, pumpkins, etc. This may result in a fine being issued if we see this occurring. 2024 Paint Color Update
As of April 2024 color formulas for Sherwin Williams changed. The GPHA Rules and Regulations have been updated to include the Paint Color Formulas and to update the Paint Color Index.

Shopping Cart Theft
Shopping carts are being deposited/abandoned along Harvard Drive just off of Bell Run Boulevard near North Carriage Court and Old Mill Court. Not only is this unattractive for the neighborhood, but it is theft. If you are aware of who is doing this please contact the Property Manager at 215-343-1550 and appropriate action will be taken.
Scam Alert
Recently some residents have received text messages and or phone messages identifying as the “HOA” talking about violations of rules and how to pay fines.
The Gwynedd Pointe Homeowners Association official notifications are conducted with written correspondence/letters through the Post Office or UPS or FedEx etc.
Homeowners that have rented their property in Gwynedd Pointe please ensure you have done the following:
Filled out and mailed the Tenant Registration Form and copy of lease to the property manager. Failure to do so can result in fines against your account. Click here for the Tenant Registration Form.
Advise your tenants of the rules and regulation of the association. You the landlord are responsible for the actions and violations of your tenants. Rented properties are expected to be held to the same standards as owner lived in properties.
The Architectural Committee is looking for volunteers to join them.
The committee reviews requests to make changes to homes and their properties. Experience in architecture or construction would be helpful, but not required. It is a great way to be involved in the community and meet your neighbors in the process. Please contact Christian Cooper the Property Manager if you are interested.
